The portfolio has been constructed to deliver secure, long-term and growing income. 

Across the portfolio, the Company has 35 customers, which are well diversified by sector. Many of the Company’s customers are multi-billion Euro businesses, including some of the world’s best-known companies, underpinning the security of the Company’s income stream.

Our specialist asset management teams work in partnership with all our occupiers to ensure our buildings meet their strategic objectives, as well as maximise their operational effectiveness. This proactive and collaborative approach is central to our ability to grow income and enhance capital values for investors. It helps to future-proof our buildings and provides unique insight into our customers‘ future plans and occupational requirements which helps to inform our investment, development and asset management activities.

The right size

As at 30 September 2023, 65% of our assets are over 50,000 sqm. This makes them flexible and efficient, generating economies of scale which enable cost efficiencies for our occupiers. It is also where the demand and supply dynamic is most favourable.

89% of our portfolio (by income) has been built in the last ten years. These state-of-the-art buildings are most likely to meet the latest operational and sustainability requirements of market-leading occupiers. The scale and modernity of our buildings makes them suitable for occupiers to install highly automated stocking and retrieval systems, essential to handling large volumes of complex orders and returns. 



All assets within our portfolio are located in western continental Europe, in strategically important logistics locations, near large population centres which benefit from strong transport infrastructure, deep power and data resources and a suitable labour supply.



Our customers are increasingly looking to occupy assets that are fit for the future. This aligns with our aim to achieve net zero carbon emissions for our development activity by 2030, and across all our standing assets by 2040.
